The difference is in the detail

A finding isn't a final figure.

Urgent ratings do not always mean major repairs. In one vendor review, the buyer's £79,500 case included replacement and age-related work that our assessment considered disproportionate to the immediate issues.

The key question isn't just "how much?" It's "when?" We separate immediate repairs from future maintenance, so tomorrow's upkeep isn't automatically treated as today's price reduction.

Buyer's proposed reduction
£79,500
Assessed immediate works
£2,500-£8,200
Vendor's proposed concession
£5,000

Anonymised example from a Project Surveying vendor response. Indicative costs including VAT. The concession was a proposal, not a confirmed outcome. Every property and negotiation is different.

Seller-focused, from the very start.

01 / Before you go to market

The pre-sale survey.

Get ahead of the buyer's survey. Know your property's condition, what actually needs attention and what a fair repair should cost.

  • Identify issues before they become surprises
  • Separate essential repairs from optional upgrades
  • Realistic costs and recommended repair timeframes
Discuss a pre-sale survey
02 / After the buyer's survey

The post-survey review.

A survey has raised concerns. The buyer wants a reduction. We review the findings, put costs into context and help you respond with evidence.

  • Understand what the survey really means
  • Know when to hold firm or concede
  • Empower your agent with evidence
Discuss a survey review

Your report separates immediate priorities from future upkeep - so you don't treat every finding as an urgent bill.

A repair cost without a timeframe is only half the story.

  1. Act now

    Active leaks or safety concerns

Don't defer active water ingress - arrange prompt assessment and repair.

  2. Plan ahead · 6-12 months

    Routine upkeep

Budget for minor decoration and maintenance - not an urgent defect.

  3. Monitor · next annual check

    Sound elements

Age alone does not establish a need for replacement.

Pay upfront. Or on completion.

Choose the way that suits your sale. Either way, we confirm the fee and the payment date with you before you instruct.

Option one

Pay upfront

Settle the fee when you instruct us, and keep it out of the way while you prepare and market the property.

Option two

Pay on completion

Agree the fee now and pay when your sale completes, once the keys have changed hands.

For estate agents & solicitors

A better handoff. A clearer conversation.

A survey concern needn't end the sale. When a buyer's survey threatens the listing, viewings and agreed offer, give your seller independent evidence to help keep negotiations alive - rather than accepting a blanket reduction or starting again.

Discuss a seller referral
  • Before listing: help the seller uncover issues early with a pre-sale survey
  • After the buyer's survey: review the costs, urgency and requested reduction
  • With permission: use the seller's findings to support a proportionate response

Get the seller's permission before sharing their details or any report. The seller chooses whether to instruct. This is professional surveying advice, not insurance or commission protection. No sale, price, fee or completion date is guaranteed.
